KEY PAD ENTRY

-There has been a keypad system installed to open the front doors after hours, it will eliminate the need for the outside lock boxes. It is located just below the key way, which is also still operable, to the right of the doors. When advising your guests of the entry code, it is suggested you let them know it is only good for the length of their stay. This may deter them giving to a local or coming back at a later time to enter the building. The entry code will be changed monthly.

Cable: Please let your guests know that in order to get the new stations they MUST re-scan the channels through the Menu on the Television. If they don’t do this, they will not receive any channels.

If the television was re-scanned and it is not picking up any channels please let management know as soon as possible. 

If you are still having issues please contact Spectrum Customer Care / Enterprise Technical Support at 888-812-2591 option 1 to request a trouble call so they can open up the required tickets and they will route a technician to investigate these issues. When you call, please reference account  5-879174-01.

ELEVATOR PADDING

Please contact the Association Office at least 24 hours (48 hours for Sunday) prior to having furniture delivered or removed for your unit. We MUST have this notice to pad the elevators to avoid any damage. Owners are responsible for any damage to the elevators/hallways while moving furniture and we would like to minimize that risk for you by padding the elevators. If we do not have notice you will not be allowed to use the elevators for deliveries/removals.

WARNING

If you rent your Unit, you need to be aware that Volusia County is now assessing those who are not paying their tax on Short Term Rentals. It has been noted that several Condo Hotel (CondoTel) properties have already been targeted. Fast forward a few days and a Volusia County Tax Inspector presented himself here at HBR. When asked his business and purpose, he related that Volusia County was actively going after those who are not paying their taxes from funds derived from their short term condo rentals. He also related that fines of up to $5,000 will be levied for these infractions. He stated that the County is actively investigating all Condo Hotel (CondoTel) Owners who are found to be in violation. The implementation of this tax investigation will also include the cooperation of Management Firms such as VRBO, AirBNB, VACASA etc plus local investigations. Use your own judgment if you actively rent your Unit but be advised that HBR is being targeted next as well as others by Volusia County regarding tax collection on short term rentals.
